Responsibilities

  • Field Reviews: Perform field reviews of the various construction categories of work in progress and track their completion in conjunction with the contractor superintendent and owner representative. Monitor resolution of incomplete items and advise of the status of resolution.
  • Construction Documents: Become thoroughly familiar with construction documents, drawings, and specifications. Identify special applications and/or unique materials and obtain information required to avoid field problems.
  • Meetings: Attend/conduct on-site Owner/Architect/Contractor (OAC) meetings and document meetings with meeting minutes.
  • Site Observation: Perform site observation walks and create/distribute site observation reports.
  • Coordination: Coordinate all construction-related questions and schedule site observation visits with the SSOE project team and provide responses to the contractor.
  • Administration: Provide administration of revisions, bulletins, change orders, field instructions, pay requests, etc.
  • Submittals and RFIs: Manage distribution and review of submittals and RFIs (to design team and back to the contractor on time with appropriate comments/responses).
  • Relationship Skills: Develop relationships with the owner’s project representatives and the contractor’s team; understand the owner’s culture. Develop relationships with the project design team.
  • Cost Estimates: Review and evaluate construction cost estimates.
  • OA/QC: Assist the SSOE project team with OA/QC during various project document phases.
  • Bid Evaluation: Assist in the evaluation of contractor bid tabulations to make a recommendation to the owner regarding the award of a construction contract.
  • Pay Requests: Review contractor cost and quantity breakdowns to recommend approval or disapproval of monthly pay requests.
  • Negotiation Assistance: Provide negotiation assistance regarding contractor claims and recommend action on the resolution of claims.
  • Scope Management: Advise the SSOE project manager and the owner regarding contractor requests for items of work beyond the scope of the work detailed in the contract documents. Assist the project manager and project architect and communicate updates.
  • Final Review: Perform a final field review and written punch list of completed work in conjunction with the contractor superintendent and owner representative. Coordinate any incomplete or unresolved punch list items, as well as items not previously noted.
  • Project Closeout: Assist with assembling maintenance manuals, warranties, and project records at the end of a project.
  • Construction Phase Participation: Participate in the complete construction phase of the project and follow guidelines outlined in the SSOE Field Handbook.

What We Offer: 

  • Salary Range: $85,000-$110,000/year depending on location, education, experience, and any certifications that are directly related to the position.

Qualifications

Who We Need: 

  • Education: Bachelor or Master's Degree in Engineering or Architecture.
  • Certification: Registered Architect required.
  • Training: Complete required OSHA training.
  • Client Interaction: Ability to work in a client-facing role while interacting with contractors and vendors.
  • Document Understanding: Ability to read and understand standard construction/contract documents (drawings & specifications).
  • Site Experience: Experience with all construction site-related activities, conditions, and protocols.
  • Experience: Four (4) or more years with SSOE as a Construction/Contract Administrator, or eight (8) or more years of direct experience as a Construction Administrator (as described above) with former employer(s).
  • License: Valid driver's license required.
